All alterations to the interior structure of condominium units require the prior written approval of the Board of Directors and the HOA. The kitchen, bathroom, and electrical fixtures are not to be used for purposes other than those for which they were designed.
During periods of extreme cold, it is the responsibility of each resident to maintain a temperature within their unit sufficient to prevent the interior pipes from freezing. If any resident turns their thermostat to a low setting and leaves the unit unattended during periods of extreme cold, there is a risk of pipes freezing and causing substantial damage to their unit and possibly adjoining units. If such damage occurs, the owner of the unit, not the HOA, shall be liable for all damages and repairs.
Residents are responsible for proactive maintenance on all utilities (plumbing, electrical, etc.), which service their unit exclusively to ensure proper operation and avoid potential emergencies or damage.
